What is title insurance?
Title insurance protects property owners and lenders from past events that could negatively affect ownership — liens, encumbrances or defects in the title. Examples include fraud, forgery, another person claiming ownership, unrecorded or improperly recorded documents, and liens and judgments.
Owner's vs. lender's policy
If you finance, your lender requires a lender's policy. The owner's policy protects you, and if a covered claim is made against your ownership, title insurance pays the cost of defending it, subject to the policy's terms.
How much does it cost?
Florida title insurance premiums are set by the State, based on the purchase price. It's a one-time charge paid at closing. Run your exact numbers with our title insurance calculator.
Who pays in South Florida?
In Broward and Miami-Dade the buyer customarily pays for the owner's policy and chooses the title company; in Palm Beach it's customarily the seller. It can always be negotiated in the contract. Read more.
