Send us the executed contract. We open the file, collect the escrow deposit and send information sheets to the buyer and seller.
2. Searches and commitment
We run the title search and municipal lien search, order estoppels and payoffs, and issue the title commitment listing what must be cleared.
3. Clear to close
We resolve title requirements, coordinate with the lender and prepare the settlement statement and closing documents.
4. Sign and fund
Sign at one of our offices, with a mobile notary or remotely. Buyers wire funds — always after verifying wire instructions by phone.
5. Record and disburse
We record the deed and mortgage, pay off liens and disburse proceeds. The owner's policy follows.
