Miami-Dade doc stamps: how they differ

Miami-Dade has its own deed stamp rate and a surtax most people don't expect.

Broward and Palm Beach

Documentary stamp tax on a deed is $0.70 per $100 of the sale price. On a $500,000 sale that's $3,500, customarily paid by the seller.

Miami-Dade

Miami-Dade's deed rate is $0.60 per $100. When the property is not a single-family residence — condos, multifamily, commercial and land — a discretionary surtax of $0.45 per $100 also applies, for a combined $1.05 per $100.

  • $500,000 single-family home in Miami: $3,000
  • $500,000 condo in Miami: $5,250 ($3,000 + $2,250 surtax)
  • $500,000 home in Fort Lauderdale or Boca Raton: $3,500

Taxes on the mortgage

If there's a new loan, note stamps are $0.35 per $100 and intangible tax is 0.2% of the loan amount in every county, customarily paid by the buyer.
